If you’re planning higher‑risk building work or a stage of it, you must apply for and get a building control approval that meets all the required standards. The regulator will review the application and you must respond within 12 weeks (or a longer period agreed in writing). If your application isn’t valid, the regulator will let you know and also inform the client if you’re not the client yourself.
