If your short-term let licence is approaching expiry or you have compliance issues:

Check your licence expiry date and apply for renewal well in advance (at least 3 months before expiry)
Ensure all mandatory safety certificates are current (gas safety, EICR, fire detection, legionella)
Confirm your property still meets the Repairing Standard (mandatory from 1 March 2024)
If you are in a control area, check that your planning permission is still valid
If your licence has conditions, review them and confirm compliance
If your council has contacted you about non-compliance, respond promptly and address the issues raised
