Wales operates its own planning system under the Planning (Wales) Act 2015. Policy is set by Planning Policy Wales (PPW) and Technical Advice Notes, not the NPPF. Local Development Plans (LDPs), permitted development rights, fee schedules, and appeal routes all differ from England. If you are used to the English system, do not assume the same rules apply.
